Preface The perception of real estate practitioners as unethical is so commonplace that the term real estate ethics is considered an oxymoron by members of the public and often by the profession itself! Negative characterizations appear everywhere in the popular media; witness, for example, the portrayal of real estate agents in such films as Glengarry Glen Ross, Pacific Heights, and Wall Street. Real estate practitioners are no more or less ethical than the average American. However, we often have a difficult time doing the right thing for a few reasons: first, confusing, complex, and sometimes contradictory laws, rules, and codes of conduct govern real estate practitioners; and second, practitioners lack decision-making experience confronting ethical dilemmas. This book was designed to help real estate practitioners face and resolve these problems. The objectives of this guide are fourfold: to help real estate practitioners (1) become aware of personal values and principles; (2) formulate a personal code of ethics; (3) become aware of laws and regulations (or the lack thereof) that may govern responses to ethical dilemmas; and (4) develop and implement a rational model for ethical decision making. The text is written in workbook format so that readers can respond to the exercises individually or as part of a class exercise. To keep the discussion grounded in reality, case studies from real estate trade magazines and journals, as well as from daily newspapers, appear in the chapters. The first half of the book, Chapters 1-6, provides background to the problems that confront real estate professionals and insight into the development of values, principles, and ethics. These chapters also introduce a philosophical and psychological overview of moral development so that readers can better understand their own methods for resolving ethical dilemmas. Models for ethical decision making are provided to enable readers to employ a variety of strategies for dealing with ethical problems in real estate. Finally, readers are given some guidance on professional and legal standards governing the real estate business. The second half of the book, Chapters 7-12, is a handbook and a work-book. These chapters examine specific ethical issues, such as agency, civil rights, stigmatized properties, environmental hazards, and relationships with colleagues, employers, and the community. Each chapter ends with questions ("How Would You Respond?") and possible responses dealing with dilemmas commonly confronted by real estate practitioners. Lastly, a list of additional resources is provided for readers who wish to explore ethical issues not only in real estate, but in business generally and at home. Today's real estate practitioners are more likely to encounter difficult ethical issues than ever before. Like professionals everywhere, real estate agents can choose to engage in responsible and morally desirable behavior, help people in need, and do the right thing. When people discover that I teach basic licensing law and principles to real estate practitioners, they often relate stories of real or perceived poor ethical conduct by practitioners with whom they have come in contact. As an educator, I became interested in whether ethical reasoning skills could be taught in a classroom to adults whose reasoning skills and moral conduct have already been shaped by earlier influences. My graduate work indicates that ethics education can make a difference in the way we think and act. Perhaps more significantly, I am a child of Holocaust survivors, and as such, I have always been disturbed by the fact that the horrors of Auschwitz and Nazi Germany were perpetrated by educated people: architects and engineers built the crematoria; medical doctors performed inhumane experiments on victims; and lawyers made it legal. The many moral failures witnessed in the Holocaust can ultimately be attributed to a system that valued many things over the development of character and conscience. All of the skills we acquire in the classroom and at work are meaningless unless we are taught the value of human life: without ethical reasoning skills, we are not fully human.

Missing 152 pages.

The Casebooks pages C-2 through C-152 were not part of the book, though they are listed on the Contents page. Extremely annoyed by this since it was necessary for me to have those pages for my class. Considering the price of this loose leaf book, I cannot believe I wouldn't get all of the book.

Mary Alice NEVER disappoints. Must read - it's not just for the holidays!

Mary Alice doesn't disappoint in this continuation of her Lowcountry Summer series. Spending time on Jeremy Creek in McClellanville this past summer enabled me to see so clearly every path, road, home, shop and the restaurant she writes about in the book.

A Lowcountry Christmas is based on Taylor McClellan whom we met earlier in the Lowcountry Summer series. Taylor is now married to Harper, and they have a daughter, Marietta and his Lab/Great Dane dog, Thor. The book begins on Christmas Eve 2015 with Taylor, so happy with his young family. He reflects on the holiday season five years prior when he returned home from Afghanistan, wounded and the sole survivor of the platoon he led and whose Humvee was hit by an IED while patrolling the desert and defending the border. Taylor not only had terrible physical wounds, but moreover PTSD. He is given a therapy dog by a Pets for Vets in hopes of helping him cope with repercussions of the horror of what happened in the desert. This story is how an unbreakable bond of love and trust between a man and his dog can be one of the greatest healing powers.

Beautifully written, this book tells a story from the eyes of Taylor, his 10 year old brother, Miller and their mother, Jenny. This is a story that takes a long overdue and realistic first, second and third person look at the effects of PTSD. We see and feel, first hand, what Taylor (and his family) goes through every day - things that "we" typically are not affected by, such as a car that backfires on the street - and the effect on someone who is suffering PTSD. We see the struggle of a Taylor's dad, Alistair, a lifelong shrimper who has no other option but to take his boat, the Miss Jenny (named for his wife) out of commission because he and his fellow shrimpers can't compete with the importers' lower prices. He's now working any job he can find just to make ends meet.

This heartwarming book is the story of how a service dog not only brings a Marine back to life, but unites a family torn by the stresses of keeping a family afloat amidst uncertain financial times and the precarious future of an industry in need of a boost. Mary Alice reminds us that, at the end of the day, family is most important.

I love reading Mary Alice Monroe, not only because she's a gifted writer, but because of her ongoing dedication to the conservation of this earth and the creatures on it - and now to her commitment to the preservation of those who have fought tirelessly for freedom - many whom have returned scarred, both emotionally and physically, and have been pushed aside or out and forgotten. #WoundedWarriors #PetsForVets #SCShrimpers

Fantastic !!!

I have always enjoyed Mary Alice Monroe's books, but this one tops them all !
It was beautifully and sensitively written.
I laughed... I cried.... I cried some more...... all happy tears.
I have a friend in her 30s who served in Afghanistan and recently received her own service dog. I have discussed this book with her niece and feel very comfortable passing this book on to her aunt.
Who would not love each of the characters?
The Epilogue was a wonderful ending to this touching story.
I highly recommend this book.

Another amazing read from my favorite author. Mary Alice combines family dynamics, PTSD, service dogs, the plight of the shrimpers along our eastern coast, and Christmas all in one fantastic read. You will laugh, cry, and at some level relate to this family. This is not just a Christmas book, but one you will read and treasure every season, but especially now as the holidays approach.

About the Author
Over the last forty-odd years, ANGELA YVONNE DAVIS has been active in numerous organizations challenging prison-related repression. Born in Birmingham, Alabama in 1944, Davis studied at Brandeis University, the Sorbonne, and with Herbert Marcuse at the Goethe Institute. Her advocacy on behalf of political prisoners, and her alleged connection to the Marin County courthouse incident, led to three capital charges, sixteen months in jail awaiting trial, and a highly publicized acquittal in 1972. In 1998, Davis was one of the twenty-five organizers of the historic Berkeley, California conference “Critical Resistance: Beyond the Prison Industrial Complex.” She is the author of many books, including Are Prisons Obsolete? and The Meaning of Freedom. She currently teaches in the History of Consciousness Department at the University of California, Santa Cruz.

Attention Thinkers - stop, order, read and challenge!

Found my way to this thought-provoker by way of "13th" on Netflix. Ms Davis masterfully postulates the possibility of a world without prisons. After, first thoroughly pointing out its destruction on an ironically democratic society. I suddenly feel simultaneously enlightened and ashamed that I have been guilty of allowing the notion of so many to be forgotten about. The concept of a societal human surplus and capitalism at the expense of freedom was moving. Especially timely, now, given the political environment and proposals of a southern wall proposed by a familiar "law and order" candidate pitted against an opposing candidate who is the wife of a person arguably responsible for the warp-speed proliferation of the PIC. This book is for thinkers and I thank Ms Davis for raising the question through her contribution - in text and life's work.

A sick society has constructed this perverse form of control, the history of which Davis links so clearly to earlier social control such as farm and industrial slavery. This book together with Michel Foucault's "Discipline and Punish" should convince you, if you haven't already understood, that the prison system does not "rehabilitate", nor "reintegrate", but on the contrary, simply controls the disposable but feared "masses". The question is answered clearly, prisons are obsolete.

Great book, fast read. I think this is a great starter book for folks who are on the edge about how they feel about the prison system. This book gives you some great fundamental concepts that you can take with you to read and understand other books about prison abolition. Plus, Angela Davis is just amazing.

Too much Theory, not much repair.

I was hoping for more practical hands on repair in print & pictures. I've found their
are almost no spare parts available for VCRs. No one wants to fix them either.
Ebay has almost a hundred on open bid at any one time. My ebay
purchase turned out as a bad sound problem & money down the drain. The big
demand for VCR's have NTSC(analog)TV tuners built in them which makes the average age
about 1996 & buying one is a crap shoot. You still can get New VCRs via Amazon & that I recommend.
Its better to buy a ATSC(digital) TV tuner stand alone box with a stand alone VCR for best results.
